Get the Look: Vintage Regency Style Console

I came across this gorgeous before and after recently from one of my favorite vintage furniture purveyors Again & Again (do you know them?  They're awesome!) and I thought it was ripe for a "look for less" IKEA hacking.

Of course if given the choice we'd all want the real thing, but we can't all be so lucky in the vintage furniture hunting game.  But with just a few easy to find pieces and some imagination, you can get pretty close to this vintage Hollywood Regency style console.  Plus I like that you can use this same technique to customize the look to whatever space you need the extra storage in.


 


TOTAL:  $160.23

If you prefer the high gloss black look of the original, you could easily do a coat of Rustoleum High Gloss Black on the unit and doors.  I think I'd also add some inexpensive mouldings from Michael's that I'd paint in the same vintage brass color. (Jenny talked about using Michael's mouldings here.)  If you wanted a little more patina to the gilded pieces, hit it with some Antique Gold Rub n Buff.  That stuff is magic.

The New {very old} House

Hi everyone! I hope you all had fantastic Memorial Day weekends and enjoyed the unofficial start to summer. We had our home inspection last Thursday and as promised, I'm back today with a few more photos of the house.  The inspection went pretty much as expected.  A little termite damage, some plumbing that needs to be replaced in the basement and other various issues but nothing unusual for a home of this age and nothing that would scare us off.  So it's official!  We close at the end of June and will soon be the owners of a new (very old) house. 
 
A few things that have become abundantly clear:
1.  I am going to need lots and lots of area rugs.  This is kind of my dream because I love rugs (if you can't tell by the 50 posts I've done about them here on the blog!)
2.  I am going to need lots of curtains.  I sold our NC house with all the window treatments so I am effectively starting over.  I know this would give most people hives but I am so excited about it!
3.  There is a lot of pruning, pulling and planting in my future.  I don't know when the last time anything in the landscaping was touched with a trimmer but it is very overdue.
4.  I will be living in painting clothes for the foreseeable future. 
5.  I am going to have to sell a whole lot of furniture that just won't fit in this house.  I guess that kinda happens when you go from almost 4,000 sq ft to barely 2,000 sq ft!  Stay tuned - I'll be posting the stuff I'm going to sell on the blog very soon.

A better shot of the outside with some very big rhododendrons in bloom.  As much as I'd love to just trim some of these back, much of the landscaping is so overgrown that it might be better to just tear out - especially those big cedar bushes on either side of the stairs. 


 

Still love this original front door though I'm not really a fan of the sheer curtain things.  


There are leaded glass sidelights on either side of the door.

 

And in lieu of a mailbox, we've got this old time mail slot below one of the sidelights.  I love it.



View from the foyer into what I think might be the future family room.  The debate about whether or not to paint all that wood trim has already begun.  You can see in the room in the distance that's already been done.  But all other trim downstairs is in the original wood stain. 

 

Fireplace detail.  Definitely need to build up more of a mantel on this.

 

Interesting pierced brass hanging pendant in the foyer.  Doesn't go with the style of the house at all but I like the idea of re-using it elsewhere.

 

There are a ton of these leaded/stained glass window panels and while they're beautiful, they do pose a bit of a challenge for hanging window treatments and blinds.  After staring at them for a while, I pretty much decided that blinds are out.  But I'm also not a fan of the cafe curtain thing the current homeowner has going on here.  I get it though...don't want to block the pretty glass but I think there's a better solution. 


 

One of the challenges with these old houses is that there is a general lack of uninterrupted wall space.  Between radiators, windows and openings to other rooms, furniture placement is going to be a little like solving a puzzle.  That door there in the dining room leads to the back porch.

One of the two built-in china hutches in the dining room.  Would you dare paint all this trim?  I love the idea of it being a high gloss, crisp white but it seems like such a huge decision!

 

Upstairs hallway and a sea of royal blue carpet.  There's hardwood under all of it so it's all coming out the day we close.

 

For a home of this age, it has surprisingly generous closets.  This thing is dying for some elfa!

 

The upstairs bath is definitely going to have to be addressed in the near future.  It's a decent space but feels very odd in terms of layout (sink and toilet are around the corner to the right). 

 

Off the bathroom (the door on the far left in the photo above) is this inexplicably large closet.  Isn't this such an odd thing to have in a bathroom?  This space definitely needs to be reclaimed in whatever renovation we do.

 

In the hallway (and backing up to the bathroom closet you see above) is this linen closet with built in hutch.  I am thinking this + some of the closet space would make an ideal 2nd floor laundry room. The plumbing is already there since it's right next to the bathroom and I HATE the idea of doing laundry in the basement. 


Back downstairs, I stared at the kitchen and general lack of pantry space for about 20 minutes.  Where is my baking cart going people?!  This wall between the powder room and mudroom is crying out for some kind of makeshift storage solution.

 

Speaking of powder room, the basement stairs run right under it, resulting in this very bizarre tiled cube thing.  Oh the joys of old houses.  There has to be a better solution.

The back porch is adorable but like the front porch is also sporting a black ceiling.  Who wants a black porch ceiling?!  So depressing, I don't get it.  To be painted asap.

Thank you all for the sweet comments and for bearing with me through this crazy transition.  I'm hoping to get back to some regular posts now that house hunting is officially behind us.  And I certainly will have no lack of content going forward.  As I walked through the house taking these photos I think I amassed a mental "to-do" list of about 70 items!  And of course downsizing is going to be tricky so I'll need to be very creative with organization solutions.  All in all I'm excited for the challenge though and can't wait to make this house our home.  Hope you'll stay with me for the adventure!

Knock Knock - "Will you sell us your house?"

I'm finally breaking my radio silence on the blog to share some very exciting news - WE BOUGHT A HOUSE!  It's not a done deal just yet and I've been apprehensive about sharing details for fear of jinxing the whole thing but I'm just too excited to hold it in any longer.  It's also been about the least traditional path to home ownership I could have imagined...here's how it went down.

Friday, 5 pm:  Mr. H+F goes to see House A with our realtor.  Good house in a great location but overpriced for the amount of work it needed.  Y'know...all the really fun stuff like new roof, new electrical, new plumbing...oh AND a new kitchen and bath.  Still he liked the bones of House A and location enough that he thought I should come back and see it UNTIL the selling agent makes an off-handed comment about how the house next door (House B) will also probably be for sale soon but that the owner of House B is waiting to see "what we get for this house".  Hmmm...

Friday, 6 pm:  Mr. H+F and our realtor are debriefing on House A when they both agree that House B is much nicer and "haha, we should just go knock on that door..."  Because who does that right?  ...

Sunday, 5 pm:  Knox, Mr H+F and I are dressed in our best "we're the cutest family, please sell us your house" outfits knocking on the door of House B.  A sweet, older woman answers and despite being visibly shaken by our request (who wouldn't be?!) she agrees to show us her home. 

Sunday, 6 pm:  We love it, we love it, we love it!  We regroup with our realtor and make an offer.

Monday, 12 pm:  Our realtor presents our offer to the homeowner and amazingly SHE ACCEPTS!  The only caveat to the deal is that we have to take the house or leave it based on what the inspection turns up.  Basically she doesn't want to deal with any of the back and forth related to inspection fixes.  So we've been holding our breath in anticipation of the inspection tomorrow and praying nothing big comes up.  If it doesn't, we'll close at the end of June!

But hello wrap around porch!  While we loved our big front porch in NC, I never in a million years thought we'd get one in Boston.  That ceiling is begging for some haint blue paint right?  Lucky I already have the perfect shade after painting our porch in the South!
 
 

Let's go on a little tour, shall we?  Here's the downstairs layout.

We loved the original details in this home.  The front door has the most amazing brass hardware (though questionable paint color choice!)  Love the leaded glass sidelights though.  Those silky, curtain things have got to go!

Double built-in china cabinets! 


Formal parlor with coffered ceiling, fireplace and window seat.  This is right off the kitchen and I have no need for a "formal parlor" so I think it will make a good future playroom.  That window seat is the perfect little reading nook don't you think?


The kitchen is at the back of the house and while it's pretty outdated, it gets tons of light and has lots of space for a future reno.  Do you think this tile was on clearance or something?  I can't imagine anyone walking into a home improvement store and actually seeking out this color.





Upstairs there are 3 good sized bedrooms, a bath and a 4th narrow room that we'll use as an office
 

Again, was there a sale on royal blue carpet?  Those things are coming out asap!  There's hardwood underneath so I'm hoping it is in good enough shape to sand and refinish. 

 
 
 




So as you can see, it's far from new (98 years old to be exact) and in need of some updating but we LOVE the location.  It's in a phenomenal school district, a 2 minute walk to Trader Joe's, Starbucks, the town pool, library, a sweet little pilates/yoga studio plus a bunch of restaurants and boutiques.  In short, it's my dream location.  Everything else is just going to take time and lots of trips to Home Depot :) 

Aside - did you see this house tour on Little Green Notebook earlier this week?  Am I delusional or can my house look like this with a lot of white paint?  I feel like the layouts are so similar - same window and radiator locations even!

Our house sold! + house hunting adventures

Great news!! After just 9 days on the market, our house is sold!  I never, ever thought it would sell so fast and am really sad to see it go but so relieved to be able to get on with our new life in Boston.



Speaking of Boston, we only have two months of temporary corporate housing so the search for a new home is in full swing.  We've already seen about 10 houses and spent all day yesterday doing the open house thing.  Let me just tell you...it is downright depressing what $600K gets you in this market. 

Would you believe THIS was one of the best homes we saw for $598K??? It's 1,800 sq ft (including the attic) and is 3 bedrooms, 1.5 baths.

 
 
So far I was thinking ok, not terrible. Outdated for sure but nothing some elbow grease and a whole lot of white paint can't fix.  But then we went into the kitchen.  Let me assure you, this is the best photo ever taken of the kitchen...like ever.

In case you're wondering what that chic wall treatment is, I took a close up shot for you.  Yes, someone actually thought this was a good idea.

 

 This room was right off the kitchen.  I actually loved the size and thought it could make a great playroom.  Just needs lots of white paint and the floors were gross.

Upstairs there were 3 bedrooms.  They were small but got some nice light.  This is the master.
  
 
It has two small closets (that's 1 more than most of the masters we've seen).  Conveniently a chimney ran right through one of them though.

The one and only full bath in the house.  Again, this is a fantastic real estate photo of the room.

The attic had a good bit of finished space, even if it did feel like wood paneling hell up there.  Wood paneling on the ceiling?  I mean really?
 
And the basement had this small, finished room.  Beside the fact that the ceilings were super low and it only had one tiny window, it was actually an ok room (maybe a craft room?
 
The only new thing in the whole house was the deck....which overlooked absolutely nothing. 

 
Here is Mr. H+F standing in the only yard space this house has.  A small patch of grass between the house and garage. 

 

On the bright side, it actually has a garage!  We've seen lots of houses with no garage, no room for a garage and only driveway space for one car.  
 

So why is this teeny house selling for $600K?  Well it sits right smack on the line that separates Boston and its not-so-desirable public schools from neighboring Brookline and its stellar public schools.  Literally...on the line.  This sign is directly across the street from the house.  


Would you believe I would actually consider buying this house?  Yes it needs lots of updating, but that's not my issue.  My issue is that at $600K there is no budget for updating.  So that fabulous 70s kitchen with its green and yellow sponge painted walls will be mine for many years to come.  :( 

And before you assume (as I did) that a house in need of so many updates surely can't go for the full $600K, our realtor informed us that this house would most likely receive multiple offers and end up going for OVER asking price.  The traffic we saw at the open house would certainly seem to support that. 

*sigh*...so there you have it.  Lots more searching to be done I'm sure.  I'll keep you posted on the highlights.
